Did you know that you can (and should) use a Realtor when buying a new construction home? There is a misconception that Realtors are not needed, or even that some builders do not allow Realtors, or at least that using a Realtor means you don't get as good a deal. Nothing could be farther from the truth. 

Keep in mind that when buying new construction homes, the salesperson to whom you are talking represents the builder and his/her job is to get the best deal for the builder, not for you. However, if you have a Realtor on your side, you have an advocate working for your best interests too which levels the playing field. You may not think about it but there is a lot more that a Realtor can do for you than just get you the best price. They know the process and have a relationship with the builder; they can negotiate other things on your behalf (like lots, appliances, closing costs, etc...); they can help you stay on top of the build and inspections; and they can make sure your transaction is smooth and closes on time. The best part?  You don't pay for their service! The builders already have a separate fund out of which they pay Realtors. It does not affect any other incentives you might get nor does it raise your price.  

Another advantage is that the best Realtors stay on top of what's happening in the new construction areas of town. They know when new inventory is coming, when there are special incentives, and when communities are closing out.  Here's a great closeout home in an Austin area neighborhood.  Over 3000 square feet and you won't believe the price!
